OWNERSHIP
Luxana villa owners have the choice to either own their Luxana villa and the land as freehold through a Thai limited company or through a leasehold agreement.
A standard monthly maintenance charge is required to be paid by all owners of Luxana villas for general upkeep and includes the below:
• Security service for site
• Cleaning of roads
• Watering and maintaining garden areas
• Rubbish clearance
• Monitoring of Biological septic tanks
• Eco pest control for site
For the maintenance fees Luxana villas manages a Sinking Fund to be paid by each owner on build completion. The Sinking Fund is in place to be used to pay these charges, the initial sinking fund fee will not exceed 100,000 Baht. The Sinking Fund will also be used for emergency works and site electric and water tank issues, repairing main roads or other communal areas etc.
Initially the cost of this maintenance fee will be 8,000 THB a month. Electricity will be charged at approximately 6 Baht per KW, and water will be charged at approximately 60 Thai Baht per 1,000 liters depending on usage.
